What are the running costs?

The monthly costs for the operation and maintenance of your property are shared by all Co-Owners. To allocate these costs transparently and fairly, MYNE draws up a budget for each property, which forecasts the expected expenses, and is then approved by the Co-Owners.

The monthly maintenance and administration costs are divided into three categories:

1. Consumption-based costs (paid according to usage), for example:

   • Electricity, water, heating

   • Cleaning

   • Laundry

2. Fixed costs (paid according to number of shares), for example:

   • Non-consumption operating costs, for example, insurance

   • Maintenance and upkeep, such as pool and garden maintenance

   • Maintenance reserve, for property and inventory

   • Administrative costs for the property holding company, for example, bookkeeping

3. MYNE Service free

   • Professional and value-orientated management of the property

   • Co-Owner coordination

   • External service provider coordination

   • MYNE premium owner service

What about tax implications

Working closely with local tax advisors in Spain, Germany, and other countries, we ensure that all necessary tax filings and annual financial statements for the property-owning company are prepared and submitted. This includes obligations such as property tax declarations and filings related to rental income, where applicable.

For individual owners, there may be additional tax implications. Please note that we cannot and do not provide tax advice or assume liability for these matters, as we are not certified tax advisors or lawyers. However, we are happy to collaborate with the owners’ chosen tax advisors, providing them with all the necessary information for their respective filings. If required, we can also facilitate contact with the company’s tax advisor in Spain, who is already familiar with the company’s filings and can support individual owners with their personal declarations at a discounted rate.

Am I really the owner?

Yes. In a MYNE co-ownership deal, a registered company holds the property title in Spain's Registro de la Propiedad. You purchase shares in this company, making you a shareholder and, therefore, a co-owner of the property in Spain.

What is the difference between Co-Ownership and Timeshare?

With a timeshare, you buy the right to use an apartment or hotel room for a set period each year. This isn’t ownership—it's more like a prepaid holiday rental. In contrast, MYNE co-ownership makes you a property owner in a shared purchase deal. You own a share of a Spanish property and have rights proportional to your ownership.

How do I ensure I can use the property in my preferred times?

We ensure that all MYNE Co-Owners can enjoy their co-ownership homes when needed:

1. Year-round properties: All homes are in well-equipped locations for year-round use (Mallorca, Tenerife, coastal Spain).

2. Compatible Co-Owners: Owners with different usage needs (families, couples) are paired to avoid conflicts.

Fair reservation system: Our system ensures fair distribution of time among all Co-Owners.

Can I swap my holiday dates with Co-Owners of other MYNE properties?

Yes! MYNE’s exchange program allows you to swap stays with other Co-Owners, either in Spain or at another MYNE property across Europe. Just pick your preferred destination and dates, and our team will handle the rest.
