The monthly costs for the operation and maintenance of your property are shared by all Co-Owners. To allocate these costs transparently and fairly, MYNE draws up a budget for each property, which forecasts the expected expenses, and is then approved by the Co-Owners.
The monthly maintenance and administration costs are divided into three categories:
Consumption-based costs (paid according to usage), for example:
Electricity, water, heating
Cleaning
Laundry
Fixed costs (paid according to number of shares), for example:
Non-consumption operating costs, for example, insurance
Maintenance and upkeep, such as pool and garden maintenance
Maintenance reserve, for property and inventory
Administrative costs for the property holding company, for example, bookkeeping

Working closely with local tax advisors in Spain, Germany, and other countries, we ensure that all necessary tax filings and annual financial statements for the property-owning company are prepared and submitted. This includes obligations such as property tax declarations and filings related to rental income, where applicable.
For individual owners, there may be additional tax implications. Please note that we cannot and do not provide tax advice or assume liability for these matters, as we are not certified tax advisors or lawyers. However, we are happy to collaborate with the owners’ chosen tax advisors, providing them with all the necessary information for their respective filings. If required, we can also facilitate contact with the company’s tax advisor in Spain, who is already familiar with the company’s filings and can support individual owners with their personal declarations at a discounted rate.
